We operate the website, Lifevillas.com (the Site). We are registered in Greece with our office at Ethniki Odos Palaiokastritsas, Corfu, Greece 49100. We are a services company. Lifevillas.com acts as a booking agent for the villas, guest houses and bed and breakfast accommodation and other service providers advertised on our site. Our site is owned, operated and provided by Lifevillas.com and references to ‘you’ or ‘your’ are references to site users and/or visitors.
By using, browsing and/or visiting our Site (either via a mobile, desktop or any other platform) you acknowledge that you have read and agreed to these Booking Terms and Conditions (Terms), our Website Terms of Use our Privacy and Cookie Policy and GDPR Policy and you expressly consent and agree to be bound by the Terms, as may be amended from time to time, and all applicable law and regulations that govern our Site and your booking.
Please read these Terms carefully. If you require a copy of these Terms for future reference, you should print a copy of these Terms or save them to your computer. If you do not agree to our Terms you should not make a booking as they are not negotiable. You will also be asked before your booking to accept the Terms. If you do not agree to the Terms then you will not be able to progress with your booking. The Terms shall also apply where bookings are taken via the telephone by one of our Customer Services team.
We amend these Terms from time to time as set out in clause 2. Every time you use our Site, please check these Terms to ensure that you understand the terms which apply at that time. These Terms were most recently updated on 20st January 2019.
References to “accommodation providers” means the owners/providers of the guest houses and bed and breakfast accommodation and other accommodation of any description featured on our Site. “Accommodation” means the accommodation including all facilities and services advertised on our Site that we have agreed to arrange in connection with your confirmed booking.
We are a services company and we ONLY make the connection between the villa owners and you (the potential customer).
These Terms are only in the English language.
1. Use of Our Site
Your use of our site is governed by our Terms of Website Use. Please follow the link to read these as they are important terms which apply to you and you accept when accepting the Terms
2. Our Right to Vary these Terms
We amend these Terms from time to time. Please look at the top of this page to see when these Terms were last updated and which Terms were changed. Every time you use our Site to make a booking, the Terms in force at the time of your booking will apply between you and us. Any money will be transferred only to the owner of the villa.
3. Cancellations, Amendments and Changing a Booking
You may modify or cancel your booking 1 month prior to your arrival date through our Site or by contacting the accommodation owner directly using our email. If you cancel your booking 3 months and earlier before arrival date you get your deposit back. If you cancel your booking with 1 to 3 months prior your arrival you get 50% of your deposit. If you cancel your booking 30 days earlier or closer your arrival you do not get your deposit back. The deposit is set to 20% of the price that you will agree with the villa owner. Any payments are made only to bank accounts of the villa, apartment, or bnb owners. Our company do not get any money from you.
In the event that your booking is cancelled, by the owners side, please contact us and we shall reasonably assist in locating alternative accomodation. You will then have the choice of accepting the offered alternative or your booking will be cancelled with a full refund of all moneys paid.
Further details of cancellation policy are set out in our email to you by the villa owner confirming your booking. 4. Further Correspondence
By completing a booking, you agree to receive an email which we may send you shortly prior to your arrival date, giving you information on your destination and providing you with certain information and offers (including third party offers to the extent that you have actively opted in for this information) relevant to your reservation and destination, and an email which we may send to you promptly after your stay inviting you to complete our guest review form or other marketing forms. You are not obliged to answer to any of these forms. Please see our privacy and cookies policy for more information about how we may contact you.
5. Accommodation Information
Any information placed on the Site relating to accommodation advertised on the Site including, but without limitation; details of the accommodation, the availability of rooms at the accommodation, the price of the rooms, the facilities available at the accommodation, any accreditations afforded to the accommodation such as a star rating, details relating to any other services advertised on the Site have been placed on the Site by accommodation and/or other service providers who are independent businesses and are not agents or employees of Lifevillas.com or its affiliates. Such information does not constitute any advice or recommendation given by Lifevillas.com and Lifevillas.com shall not be held liable for inaccuracies or errors (including obvious manifest or typographical errors) in the accommodation information or any of its elements including rates and availability. These independent businesses provide the services in accordance with their own terms and conditions which may limit or exclude their liability to you.
IMPORTANT: Please note in particular that any accreditations or descriptions of quality such as a star rating have been placed on the Site by accommodation providers and not by us. We do not independently verify star ratings and the star is only indicative of what level of quality you can expect from a particular accommodation provider.
As Lifevillas.com acts only as a booking agent (and we ONLY have a presentation of the properties on our website) we will have no responsibility for any errors or inaccuracies in any documentation supplied by the accommodation providers.
Rates shown on our Site are per room, villa, apartment, or bnb per night, (and not per person). It is your responsibility to check the total price before completing the booking form. Rates are imputed onto our Site by accommodation providers and not by us.
Obvious errors and mistakes (including misprints and typographical errors) are not binding. In the event of an error or mistake being made, we or the accommodation provider reserve the right to cancel your booking and refund all monies paid (if relevant), this will be without any liability to you. We will make all reasonable effort to advise you of any cancelled bookings as soon as possible.
In the event that your booking is cancelled, by the owners side, please contact us and we shall reasonably assist in locating alternative accommodation. You will then have the choice of accepting the offered alternative or your booking will be cancelled with a full refund of all moneys paid.
6. Complaints or Issues with your Accommodation
In the unlikely event that you have reason to complain or experience any problems with your accommodation please inform the accommodation reception staff or management immediately, to enable them to take appropriate action. As stated above, accommodation providers (and not Lifevillas.com) are responsible for the information they upload to our Site including descriptions of the accommodation and/or services offered. If you think that the accommodation does not match the description you saw on the Site please address your complaints to the accommodation staff during your stay.
7. Age and Responsibility
You warrant that you are 18 years of age or over and have legal capacity to use the Site and to create a legally binding contract with the relevant accommodation provider. You warrant that all Personal Information submitted during accommodation booking is correct and you accept financial responsibility for all transactions made under your name or account. You undertake that the credit or debit card you use to secure your booking is your own and that there are sufficient funds to cover the cost of the booking you make with us. In the event that you suspect credit or debit card fraud or unauthorised use of your card by third parties, you should contact your bank or card issuer immediately.
8. Disclaimer
Subject to the limitations set out in these terms and conditions and to the extent permitted by law, we shall only be liable for direct damages actually suffered, paid or incurred by you due to an attributable shortcoming of our obligations in respect to our services, up to an aggregate amount of the aggregate cost of your reservation as set out in the confirmation email (whether for one event or series of connected events).
However and to the extent permitted by law, neither we nor any of our officers, directors, employees, representatives, subsidiaries, affiliated companies, distributors, affiliate (distribution) partners, licensees, agents or others involved in creating, sponsoring, promoting, or otherwise making available the site and its contents shall be liable for (i) any punitive, special, indirect or consequential loss or damages, any loss of production, loss of profit, loss of revenue, loss of contract, loss of or damage to goodwill or reputation, loss of claim, (ii) any inaccuracy relating to the (descriptive) information (including rates, availability and ratings) of the accommodation as made available on our website, (iii) the services rendered or the products offered by the accommodation provider or other business partners, (iv) any (direct, indirect, consequential or punitive) damages, losses or costs suffered, incurred or paid by you, pursuant to, arising out of or in connection with the use, inability to use or delay of our website, or (v) any (personal) injury, death, property damage, or other (direct, indirect, special, consequential or punitive) damages, losses or costs suffered, incurred or paid by you, whether due to (legal) acts, errors, breaches, (gross) negligence, willful misconduct, omissions, non-performance, misrepresentations, tort or strict liability by or (wholly or partly) attributable to the accommodation or any of our other business partners (including any of their employees, directors, officers, agents, representatives or affiliated companies) whose products or service are (directly or indirectly) made available, offered or promoted on or through the website, including any (partial) cancellation, overbooking, strike or any other event beyond our control.
Whether the accommodation you stay at charges you (or has charged you) for your room, villa, apartment, house, bnb or we are facilitating the payment of the room price, you agree and acknowledge that the accommodation is at all times responsible for the collection, withholding, remittance and payment of the applicable taxes due on the total amount of the room price to the relevant tax authorities. LiveVillas.com is not liable or responsible for the remittance, collection, withholding or payment of the relevant taxes due on the room price to the relevant tax authorities.
By uploading photos/images onto our system (for instance in addition to a review) you certify, warrant and agree that you own the copyright to the photos/images and that you agree that LiveVillas.com may use the uploaded photos/images on its (mobile) website and app, and in (online/offline) promotional materials and publications and as LiveVillas.com at its discretion sees fit. You are granting LiveVillas.com a non-exclusive, worldwide, irrevocable, unconditional, perpetual right and license to use, reproduce, display, have reproduced, distribute, sublicense, communicate and make available the photos/images as LiveVillas.com at its discretion sees fit. By uploading these photos/images the person uploading the picture(s) accepts full legal and moral responsibility of any and all legal claims that are made by any third parties (including, but not limited to, accommodation owners) due to LiveVillas.com publishing and using these photos/images. LiveVillas.com does not own or endorse the photos/images that are uploaded. The truthfulness, validity and right to use of all photos/images is assumed by the person who uploaded the photo, and is not the responsibility of LiveVillas.com. LiveVillas.com disclaims all responsibility and liability for the pictures posted. The person who uploaded the photo warrants that the photos/images shall not contain any viruses, Trojan horses or infected files and shall not contain any pornographic, illegal, obscene, insulting, objectionable or inappropriate material and does not infringe any third party (intellectual property right, copyright or privacy) rights. Any photo/image that does not meet the aforesaid criteria will not be posted and/or can be removed/deleted by LiveVillas.com at any time and without prior notice. LiveVillas.com will not be liable for any misrepresentation of images/ pictures and descriptions of any accommodation on the Site.
